Chato Castillo is the Broker/Owner of Pioneer 1 Realty, Inc. that provides property management services. He has been doing this since the year 2000 and currently has hundreds of properties in his property management portfolio. Chato has clients that are based in Dallas but also caters to clients all throughout the United States as well as International clients. Half of his portfolio are overseas investors from Australia, Japan, Canada, Egypt, Singapore and Hong Kong. One of the things that helps Chato with his domestic clients as well as his international clients is his 29+ years of experience in this field. With his domestic clients, he has to make sure all accounting is accurate and true and provides 1099s for rental income purposes. For his international clients, he has to make sure they have all the proper IRS forms to comply with FIRPTA IRS rules. Dealing with clients all over the world, one of the most important things that he has learned is to provide exceptional service to all clients whether they have 1 property or 50 properties.
Cesar serves as a dedicated property manager at Pioneer 1 Realty, where he meticulously oversees various facets of property management operations. With a keen eye for detail, he ensures seamless tenant move-ins and move-outs, fostering positive experiences for all involved. Cesar diligently keeps track of payments for HOA fees, utilities, and contractor services to maintain current and accurate financial records. Cesar diligently follows up on late rent payments and efficiently coordinates eviction proceedings when necessary. Moreover, Cesar plays a vital role in lease management, overseeing renewals and conducting inspections in alignment with lease agreements, contributing to the smooth functioning of rental operations under his purview.
Jazmin handles all maintenance related requests. Communicating with vendors, making appt with tenants and ensuring a timely process.
Edwin handles creation of new leases, renewal leases communicating with tenants and potential tenants.
